Cost guide
Whole-home remodel cost in Los Angeles.
A whole-home remodel in the LA area typically runs $120 to $700 or more per square foot. “Whole-home remodel” is one of the least standardized terms in the industry — always confirm exactly what’s included before comparing a per-square-foot number between contractors.
Three rough tiers
New flooring, paint, fixtures, and finishes throughout, without major structural or systems changes. For a 2,000 sq ft home, roughly $240,000–$400,000.
Updated kitchen and bathrooms, some electrical, plumbing, or HVAC work, and mid-range finishes throughout. For 2,000 sq ft, roughly $400,000–$800,000.
Structural changes, full systems replacement, and premium finishes. Projects in higher-end LA neighborhoods can run $600-$900+ per square foot.
What actually moves the price
- Scope definition. Does “whole-home remodel” mean gutting the kitchen and bathrooms, or just cosmetic updates to every room? The same phrase can mean very different projects — and very different prices.
- Systems replacement. Electrical, plumbing, and HVAC replacement throughout an older home is often the single biggest hidden cost — easy to underestimate until walls are opened up.
- Structural work. Opening up a floor plan, removing load-bearing walls, or correcting foundation issues adds engineering and permitting costs on top of the construction itself.
- Kitchens and bathrooms. These rooms cost far more per square foot than bedrooms or living areas, so a remodel including both typically lands at the higher end even if the rest of the home is simpler.
- Soft costs. Design fees, permits, and engineering commonly run 10-20% of the total budget on top of construction, and are often left out of a bare per-square-foot figure.
Why the range matters more than one number
A whole-home remodel is really several projects bundled together — the kitchen, each bathroom, systems, finishes — and the total depends on how much of each you’re actually doing. The only way to get a real number is a contractor who’s seen the whole scope, which is exactly what a few comparable quotes give you.
Ranges synthesized from multiple 2026 Los Angeles-area cost guides; sources disagree significantly on methodology, so treat this as a planning range, not a quote. Get itemized bids from licensed local contractors for a real number.
